One of the questions I get asked most by my selling clients is whether it's really worth investing in staging before putting the house on the market. Here's what it is, how much it can help, and why with my services you don't have to worry about finding it or paying for it separately.
Home staging is visually preparing your house to look as appealing as possible to buyers, either by rearranging and using your own furniture, or by bringing in rented furniture and decor if the house is empty. The goal is for the buyer to picture themselves living there, not to see your personal belongings.
Unlike many agents, staging isn't something you have to hire or pay for separately. I work with a group of different staging companies across the GTA, who take care of making your property look flawless before photos and showings, whether by rearranging what you already have or bringing in furniture and decor when the house is empty. This is part of how I support you through the selling process, without you having to find or coordinate a vendor on your own.
According to industry data, professionally staged homes can sell up to 73% faster than those without it. This doesn't mean you'll sell three times as fast in every case, but it does confirm something I see constantly in the field: a well-presented home generates more interest and more offers in the first few weeks, which are the most important ones.
If your home is empty (because you've already moved out, or it's an inherited or investment property), full staging is usually worth it, because empty spaces look smaller and colder in photos and in person. If you're still living in the home, often it's enough to rearrange and depersonalize, without needing to bring in new furniture.
In a market with few homes available in your area and strong demand, a deep clean and depersonalizing the spaces may be enough. Full staging has more impact when your home is competing directly against several similar options.
Staging is included as part of my services, within my standard commission. It's not an extra cost you have to cover on your own.
It doesn't guarantee it, but industry statistics show a notable difference in selling time for professionally staged homes.
Not always. Sometimes small adjustments, like rearranging or removing very personal items, are enough to achieve a similar effect without needing full staging.
